Accommodation costs are set in line with Australian Government regulations. Depending on your financial circumstances, these costs may be subsidised, meaning some residents will receive government assistance while others will be required to contribute as determined through the assessment process.
Services Australia will assess your eligibility based on your income and assets, helping to ensure you receive the appropriate level of support. For added clarity, My Aged Care provides a simple online calculator which will allow you to estimate the fees you may be asked to pay.

Understand costs and contributions set by the Government:
Basic Daily Fees (BDF)
$66.80 / day
Every resident is required to pay this fee for day-to-day expenses unless he is experiencing financial hardship, as determined by Services Australia. This amount is set by the Government and indexed to the age pension twice a year, on March 20 and September 20.
The BDF is current as at 20 March 2026.
Hotelling Supplement Contribution (HSC)
$ based on means test
HSC is a means-tested contribution towards daily living expenses, including food, cleaning, laundry, and utilities. It applies to residents who can afford to pay their full accommodation costs. The HSC is capped at a daily maximum and is indexed twice a year, on March 20 and September 20.
Non Clinical Care Contribution (NCCC)
$ based on means test
NCCC is a means-tested contribution that covers non-clinical care services such as bathing, mobility support, and lifestyle activities. It applies to residents who can afford to pay the full Hotelling Supplement. The NCCC is capped at a daily maximum and is payable for a maximum of 4 years or until a lifetime cap is reached.
